What Is De-Snagging?

De-snagging is a follow-up inspection that verifies all defects identified in the original snagging report have been properly rectified. We do not just check that the developer claims to have fixed things — we physically inspect every item on the original snag list.

Why De-Snagging Matters

Here is the reality: developers are under pressure to complete handovers quickly. Their maintenance teams often rush through dozens of properties at once. Common problems we find during de-snagging include:

  • Cosmetic covering: Paint applied over cracks without proper plaster repair
  • Partial fixes: One leaking pipe fixed, but the neighbouring pipe still leaking
  • Missed items: Developer skipped items deep in the snag list
  • New damage: Rectification work created new defects (scratched floors, dented walls)
  • Wrong fix: Developer used different materials or finish than specified

De-Snagging vs Snagging — What’s the Difference?

A first snagging inspection finds all defects. De-snagging verifies that those defects were properly fixed. Both are essential — one without the other leaves you exposed to expensive post-handover repairs.

When Should You De-Snag?

De-snagging should happen after the developer confirms all rectification work is complete but before you sign the final handover documents. Once you sign, the developer’s obligation to fix defects is significantly reduced.
