to the Key Handover

When booking a property handover, you have professional assistance from beginning to end. The centerpiece of your property handover is the handover inspection.

During the handover inspection, our inspector, an engineer well experienced in this field of business, will check every aspect of the property to make sure there are no defects. We also check minor issues which may grow into bigger problems in the future.
This inspection will help you get a pretty good idea of your property, give you an idea of you property’s overall quality, and teach you how to keep it well maintained at a decent level.

Afterwards, you’ll get a handover report listing all problems found. Once your developer has fixed the problems, we’ll follow-up to check if the rectification work was done properly. If not, we’ll make him fix the remaining damages. Once we’re satisfied with the property’s condition, we’ll handle the key handover in your name. We told you: We’ll stay with you till the end.

Handover Inspection

Every handover inspection is individual, just as every house is individual. Some checkpoints may be identical regardless of the building, but there are always individual things to factor in. Say your neighbor’s pump room is leaking and it’s known that this area is using the same plumber. It wouldn’t necessarily mean that your pump room would be leaking at the same spot. But it means that we’re considering your pump room as well as your top roof and the false ceiling a priority in our inspection, since these areas could be affected by false plumbing. 

That is additional to general areas of interest we check during the inspection. Our inspectors are experienced and well aware of the general issues encountered in a particular community.

As per your convenience, you can be present when we do the inspection and learn a lot about your future property. Our inspector will happily explain snags and their future impact while he’s doing his job. After a while, you might even spot some of the snags yourself. If you are busy or out of the country and it’s not possible for you to be present at the inspection visit, our inspector will take full responsibility and will be doing the job as due. 

In both cases, we’ll send you your handover report with a full list of all snags found via email, no more than four days after the inspection. For us, the inspection process starts on the day you appoint us and ends with sending you your individual handover report.

As mentioned previously, we try to cover as much as possible by the snagging inspection. Exceptions are components that aren’t accessible by the usual means, such as the technical shaft, a closed false ceiling without an inspection hatch or the inner part of the ventilation duct. We also don’t inspect mechanical or electrical equipment that requires dismantling, since that would compromise its warranty.

Yes, when you book our handover service, you get the complete all-in-package – including de-snagging.

Once your developer fixed the snags found in the initial handover inspection, you should get the de-snagging inspection done. Thereby we can follow-up on the developer’s rectification work and make sure it’s been done properly.

If it wasn’t, you’ll receive a second report with damages for your developer to fix. You can get as many de-snagging inspections done as you want so to make sure all issues are fixed before signing the handover document.

Handover Report

Your handover report from SnagMe will be a guideline to the contractor who does the rectification work. All issues found will be noted in the so-called handover report. Over the years, our engineers tested different report formats, continuously upgrading our report to match the market requirements.

The SnagMe Report is unambiguous and clearly worded so that ordinary construction workers can read and apply the content. We avoid technical jargon so there is no misunderstanding. The snags are sorted by location to ensure quick rectification room by room and avoid running around.

In order to make the contents quickly comprehensible, the SnagMe Report is kept as concise as possible. Nevertheless, we note if a snag needs to be fixed or if an element is completely rejected by our inspector. For the latter, the element needs to be changed completely.
