That depends on you: We’d happily do a de-snagging inspection for you. When scheduling your snagging inspection, you can select the option. We’ll include it in your initial proposal then.
If you don’t like to schedule a de-snagging inspection (yet), you can just deselect the option and add it later if need be.
In general, a de-inspection is necessary to make sure that the snags found during the initial snagging inspection have been properly rectified. You shouldn’t attempt to do this yourself, since the differences are sometimes hard to spot, just like with the snagging inspection.
Yes he can, since you’re usually doing a snagging inspection before signing the contract, so the property is still his. On the other side, the developer has an interest in selling you the property, so while it might take a bit of negotiating, they usually give in and let you do the snagging inspection. Especially if it’s about an expensive company building.
We recommend hiring a professional company to get the snagging done, so that you have the property checked with professional equipment. Experienced inspectors also know how to move around in your future property without damaging anything by accident.
Usually the best time for a snagging inspection is right before signing the contracts for your new real estate. This gives you the opportunity to let your developer or homebuilder fix any issues that might be discovered within the snagging inspection. It’s also easier for construction workers, electricians and other craftsmen to fix snags without someone living in the house, since they don’t have to watch out for furniture. Some developers deny access to your future home or company building, which they can legally do, since it’s still their property. But since they also want to sell you the house, it might take a bit of negotiating, but they usually give in for an inspection.
If they don’t and it doesn’t seem sketchy to you, you could also sign the contract and let a snagging inspection be done right after. Depending on the snags found, the constructor could still be liable according to article 880 of the UAE Civil Code you might still have the right to get your snags fixed for up to 10 years. You should still get the inspection done as soon as possible and before moving in, so that the developer can’t claim liability and make you responsible for the issues.
Note that a snagging inspection is only available for newly-built homes or company buildings. For secondary market purposes, there’s a similar inspection you can get done, but in that case it’s called “condition inspection”. Unfortunately, we’re not offering that.
